If you heard reports that the housing market is still strong here in Central Texas - you heard right! We continue to outpace last year and most years past. Inventory is really low and turning very quickly. If you imagine a sprinter "patiently" waiting in the starting blocks, that's the way a lot of home buyers feel. Wait for a good house, the GO! Even so (perhaps more so) it is important to hit the market right. We help people get their homes ready to make a big impression right away and attract the highest and best offers. If you know someone thinking about moving, please introduce us today. Have a great weekend! John Mesa Park in North Austin Real Estate...
Mesa Park has long been seen as a more affordable area of close-in Arboretum area homes. A quick look at today's MLS figures shows just 4 homes for sale with average 1,415 sqft asking $252,868 or $178/sqft at 52 days on the market. Those under contract include 3 homes averaging 1,250 sqft at 226,279 or $182/sqft at 71 days on the market. In the past 90 days 8 home sales have closed average values 1,363 sqft, $234,650 or $176/sqft at 56 days on the market. It pays to remember that figures like sqft are usually obtained from the county tax office and based on their wild guess from the back of a rampaging armadillo. If you have questions about Mesa Park or other Austin-area neighborhoods, please contact me. Happy Thanksgiving! John Great Hills Real Estate... Things are still moving well in Great Hills. A quick look at today's MLS figures shows 17 homes for sale with average 2,588 sqft asking $475,291 or $180/sqft at 37 days on the market. Those under contract include 11 homes averaging 2,881 sqft at $498,845 or $175/sqft at 14 days on the market. In the past 90 days 29 home sales have closed average values 2,593 sqft, $449,750 or $174/sqft at 24 days on the market. It pays to remember that figures like sqft are usually obtained from the county tax office and based on their wild guess from a moving vehicle. OK, maybe sometimes they stop the truck. Still, you have to know the homes and not just use statistics to understand your home's value. That's what I'm here for! If you have questions about Great Hills, please contact me. Happy Thanksgiving! John |
